Pre-purchase building inspections
Know what you are buying before your building inspection condition runs out.
Most Perth home purchases are signed subject to a building inspection, and that condition only gives you a few days. We book quickly and send the report in time for you to negotiate or walk away.
Two levels of report

What a pre-purchase report is not
It is a visual inspection of the areas we can safely reach on the day. We do not lift floor coverings, move furniture or open walls, and we do not test electrical wiring or plumbing pressure. Areas we cannot access are listed in the report so you know what was not seen.
What to do with the report
- Send structural defects to the seller's agent under your building inspection condition.
- Use the cost of the other repairs to negotiate the price.
- Call us if you want any item explained. The call is included.
Questions
How fast can you inspect?
We aim to inspect within two business days of booking, and the report is sent the same day as the inspection.
Do I need the structural plus report?
If the home is more than about 15 years old, or you will not be able to afford surprise repairs, structural plus is worth the extra $145.
Do you inspect apartments and units?
Yes. We inspect the unit itself and the parts of the common property we can access. Strata records are not included.
