New home stage inspections in Perth
Four independent checks while your home is being built, each booked before you pay that stage's progress claim.
Most new homes in Perth are built by large volume builders working to tight programs, with a site supervisor looking after many jobs at once. Defects that are easy to fix at one stage become expensive or impossible to fix once the next trade covers them. A stage inspection puts an independent builder on your site at the moments that matter.
The four stages
Slab
Before the walls go up: slab and footing size against the engineer's drawings, plumbing and electrical set-outs, step-downs to wet areas, cracking and finish.

Plate height
Once the walls reach the roof line: brickwork and mortar, cavities and wall ties, lintels, flashings and weep holes, openings and room sizes against the plans.

Roof frame
Before the ceilings close it in: trusses or rafters, bracing, tie-downs and straps, ceiling joists, hangers and battens.

Practical completion
Before you sign and pay the final claim: every room, the roof void and roof cover, wet areas, fit-out, finishes, and basic electrical and plumbing function.

Double-brick, timber frame and two-storey homes
Most Perth homes are double brick, so the plate height inspection carries a lot of weight: it is the last chance to see the cavity, the wall ties and the lintel bearings. For timber or steel frame homes we inspect the frame before it is lined. Two-storey homes add a suspended slab and upper-floor checks, which is why the double-storey package covers seven visits.

Questions
Will my builder let an independent inspector on site?
You own the land and are paying for the work, so you can arrange your own inspections. We book through you and send the builder a short notice of the date and time.
What if the inspection finds problems?
You send the report to your builder and ask for the items to be fixed before you pay the stage claim. If needed, we can come back to check the fixes.
Can I book just one stage?
Yes. Single stage inspections are $495 and practical completion is $895. The package saves money if you want all four.
Do you check against the plans?
Yes. We check the visible work against your approved plans and the engineer's drawings, as well as against workmanship standards and the building code.
