Defect and dispute reports

When something has gone wrong with your home or your builder, a report from a registered builder sets out what is wrong, why and what fixes it.

Cracked walls, water getting in, doors that no longer close, or a builder who will not fix items from your handover list. A defect report gives you an independent, written record from someone who builds for a living.

When owners use these reports

  • Cracking in walls, slabs or paving that is getting worse.
  • Leaks from showers, roofs, windows or balconies.
  • Defects your builder has not fixed after handover or within the maintenance period.
  • Before the builder's warranty period ends, to record anything that needs fixing.
  • When you are lodging a complaint with Building and Energy or seeing a lawyer.

How it works

  1. A short call to understand the problem and what you need the report for.
  2. A fixed quote before any work starts.
  3. A site inspection, with your plans, contract and handover documents.
  4. A written report with each defect, its likely cause and the work needed to put it right.

Questions

Is this an expert witness report?

Our standard defect report is for owners, builders and the complaint process. If your lawyer needs a report prepared for a tribunal or court, tell us at the first call so we can quote for that format.

Can you tell me what the repairs will cost?

We describe the work needed to fix each defect. Where you need cost estimates, we can include them in the quote.
