Dilapidation reports
A dated, photographed record of a property's condition before building, demolition or excavation work starts next door.
If a builder, developer or neighbour is about to demolish, dig or build next to a property, a dilapidation report records what condition that property was in before the work started. If damage is later claimed, both sides have a clear starting point.
Who orders them
- Builders and developers before excavation, piling, demolition or a new build, to protect against claims for damage that already existed.
- Homeowners next door to a construction site, to show what has changed if cracking appears.
- Councils and engineers may require one as a condition of approval.
What we record
Existing cracking, movement, water staining and damage inside and out, with dated photos and measurements of crack widths where relevant. A follow-up inspection after the works shows any change.
